Reason for Contact
The Building Manager of a large commercial kitchen reached out to Elevated Roof Inspections after the roof of a newly purchased building had been completely replaced. Before new HVAC units were installed, the customer reported signs of water infiltration within the roof structure. Although the original contractor had replaced both the membrane and the insulation, the Building Manager wanted independent confirmation through commercial roof inspections that the new roof system was watertight.
Inspection Process
Elevated Roof Inspections met on-site with both the Building Manager and the roofing contractor. The entire roof was walked, and all areas of concern were documented. A qualitative moisture survey was then performed using a Tramex Dec Scanner. Any locations that triggered the scanner were marked for further testing.
Because the roof was brand-new and full assembly drawings were available, the customer requested that no core samples be taken. As a compromise, small cuts were made in the TPO membrane, and the Tramex CMEX5 moisture sensors were inserted to provide quantitative moisture readings below the surface. All cuts in the TPO were sealed properly with the contractor’s approval.
Results
The collected data confirmed that the roof assembly was dry and performing as intended, which is critical for effective roof asset management. Two small areas showed elevated moisture levels. In one area, the Tramex Dec Scanner pinpointed a very small hole in the TPO membrane. The second location showed moisture due to insulation around the roof drain structure not being fully installed, which was causing condensation within the assembly.
The roofing contractor repaired both issues, and the matter was fully resolved.
